Roof Cleaning & Soft Washing
Is it safe to pressure wash a tile or shingle roof?
No. High pressure damages tile granules, dislodges sand from concrete tiles, and voids most roofing warranties. We use ARMA-recommended soft washing at under 100 PSI with a biodegradable sodium-hypochlorite solution that kills algae, mold, lichen, and Gloeocapsa magma at the spore level without harming the roof.
How often should a Florida roof be soft washed?
Most Southwest Florida roofs need a soft wash every 2–4 years. Coastal homes on Anna Maria Island, Longboat Key, Siesta Key, and other barrier islands typically need it every 18–24 months due to higher humidity and salt spray that accelerate algae growth.
Will the cleaning solution hurt my landscaping?
Not when handled correctly. Every roof soft wash includes pre-wetting and post-rinsing of all surrounding plants, shrubs, and grass, plus tarping when needed. Plant protection is a required step on every job.

How often should pavers be sealed in Florida?
Every 2–3 years. UV exposure and intense Florida rain break down sealer faster than in cooler climates. Sealing protects against weed growth, ant hills, oil stains, fading, and efflorescence.
What is the paver sealing process?
Our 4-step process: (1) deep pressure wash to remove all dirt, algae, and old sealer, (2) replace joint sand with polymeric sand, (3) allow 24–72 hours to fully dry, (4) apply two coats of premium water-based sealer in your choice of wet-look, semi-gloss, or matte finish.
What finish options do you offer for paver sealing?
Wet-look (enhances color, glossy), semi-gloss (natural color enhancement with light sheen), and matte (color enhancement without shine). We recommend wet-look for driveways and pool decks.
