2 Bros & A Hose Pressure Washing is a full-service exterior cleaning company. Our most requested service is house washing — a low-pressure soft wash that removes the green algae, black mildew streaks, cobwebs, and salt film that build up on Florida stucco, vinyl, hardie board, and painted block. Because Southwest Florida stays warm and humid nearly year-round, organic growth never truly goes dormant here, which is why most homes in Lakewood Ranch, Bradenton, and Sarasota need a house wash every 12 to 18 months.

Roof soft washing is where the biggest damage risk lives. Those black streaks on shingle and tile roofs are a cyanobacteria called Gloeocapsa magma, and it feeds on the limestone filler in asphalt shingles. We follow ARMA-recommended practice: under 100 PSI, a biodegradable sodium-hypochlorite solution that kills the organism at the spore level, and full pre-wetting and post-rinsing of every plant, shrub, and lawn area on the property. High pressure on a roof strips granules, dislodges tile sand, and voids most manufacturer warranties — we never do it.

Pressure washing covers the hard surfaces: driveways, sidewalks, paver walkways, pool decks, lanais, screen enclosures, and dumpster pads. We use surface cleaners rather than wands on flat concrete so you get an even finish with no zebra striping. Paver sealing is our restoration specialty — deep clean, polymeric joint sand replacement, a 24–72 hour dry window, then two coats of premium water-based sealer in wet-look, semi-gloss, or matte. Sealed pavers resist weeds, ant hills, oil staining, and UV fading for two to three years in this climate.

On the commercial side we handle HOA and property manager contracts — community sidewalks, mailbox kiosks, clubhouse exteriors, pool decks, restaurant patios, retail storefronts, and office plazas — with COIs on file, scheduled maintenance cadences, and homeowner notification support for community-wide projects.

We work within a 15-mile radius of our Lakewood Ranch home base, which covers most of Manatee County and northern Sarasota County. That includes Lakewood Ranch communities like Greenbrook, Country Club East, Del Webb, Star Farms, Esplanade, and Waterside; Bradenton neighborhoods including Braden Woods, River Wilderness, Heritage Harbour, Whitfield Estates, and Bayshore Gardens; Sarasota areas such as Palmer Ranch, University Park, Bee Ridge, and The Oaks; plus Parrish, Palmetto, Ellenton, and Myakka City.

Our coastal and barrier-island work covers Anna Maria Island, Holmes Beach, Bradenton Beach, Longboat Key, Lido Key, St. Armands, and Siesta Key. Island properties take a harder beating — salt spray, constant humidity, and shade from mature landscaping all accelerate algae and mildew regrowth — so we usually recommend a shorter 18 to 24 month cycle on the keys.
