Choosing between Essential, Home Care, and Elite

Essential is a single full-service visit per year with two services of your choosing — most homeowners pair a house wash with a driveway pressure wash. It suits newer homes, inland properties with good sun exposure, and anyone whose main goal is staying ahead of HOA notices.

Home Care is our most popular plan: two visits per year on a spring and fall schedule, three services per visit, plus a free annual roof inspection, track cleaning, and window screen cleaning. Two visits a year is the sweet spot for the majority of Manatee and Sarasota County homes, and it's what we recommend for properties with heavy tree cover, screened lanais, or pool decks that stay damp.

Elite runs quarterly and includes house washing, window cleaning, lanai pressure washing, and driveway pressure washing every single visit. This is the right plan for coastal and barrier-island properties on Anna Maria Island, Holmes Beach, Bradenton Beach, Longboat Key, Lido Key, and Siesta Key, where salt spray and humidity drive far faster regrowth — and for luxury homes and vacation rentals that need to look showroom-ready at all times.

What's included on every plan visit

Every visit is performed by our own trained crew — never subcontracted. House washing is always done as a low-pressure soft wash so we never force water behind siding or damage paint. Roof cleaning, when included, is performed at under 100 PSI following ARMA guidance so shingle granules and tile finishes stay intact and your roofing warranty stays valid. Plant, shrub, and turf protection is a required step on every job: we pre-wet, tarp where needed, and post-rinse all landscaping.
