How Pressure Washing Pricing Works In Lakewood Ranch, Bradenton & Sarasota
The biggest question we get from new customers is some version of "why does pressure washing cost what it does?" — and the honest answer is that pricing depends on far more than square footage. Surface type, surface condition, accessibility, water source, chemistry required, drying time between stages, and the cost of doing the job safely (without damaging stucco, screens, landscaping, paint, or roof tile) all factor in. The starting prices above reflect a clean, well-maintained property of average size. A neglected paver driveway with heavy rust staining, weed-infested joints, and shifted pavers will cost more than the starting price because it requires three to four times the labor — but we will always quote the real number up front, in writing, before any work begins. No surprise upcharges.
Driveway cleaning ($200+). Starting price covers a standard two-car concrete driveway up to roughly 600 sq ft, surface-cleaner washed at appropriate PSI, with a final soap rinse to brighten. Larger driveways (three-car, extended pads, attached walkways) scale by square footage. Heavy rust, red Florida clay staining, oil drips, or battery acid require specialty chemical treatments billed separately. Pavers are priced differently because of the joint-sand and sealing steps — see below.
Roof soft wash ($500+). Starting price covers single-story tile or shingle roofs up to approximately 2,000 sq ft of roof area. We never high-pressure roofs; everything is low-pressure soft wash with a properly diluted sodium-hypochlorite blend that kills the gloeocapsa magma algae causing the black streaks. Two-story homes, tile roofs requiring extra walk-pad protection, and roofs with heavy mildew or moss buildup are priced higher to reflect the additional time, ladder work, and chemistry. Our roof washes carry a three-year algae-free warranty on most substrates.
Lanai & pool cage cleaning ($250+). Starting price is for a standard pool-cage screen enclosure up to about 1,500 sq ft including the screens, cage frame, kickplates, pavers/concrete inside the cage, and the back of the house. Heavy mildew, very tall cages, or rescreening services are quoted separately. Most lanai cleans take two to four hours and dramatically improve outdoor light and visibility.
Paver sealing ($1.50/sq ft starting). Paver sealing is per square foot because the process — deep clean, kill mildew, replace polymeric joint sand, full drying period, then two coats of premium sealer — is labor and material intensive. Wet-look and semi-gloss finishes price slightly higher than matte. A typical 600 sq ft paver patio or pool deck runs $900–$1,500 all-in including cleaning. We never seal damp pavers (it hazes the finish) so most paver projects span two visits.
Bundles and maintenance plans. Most customers save the most by bundling — a "whole-home wash" combining roof, house wash, driveway, walkways, and lanai typically runs less than the four services priced individually, and customers who sign up for our annual or twice-yearly maintenance plan lock in priority scheduling and a recurring discount.
