I'm Matthew Jones — owner of 2 Bros & A Hose Pressure Washing. I've spent 10+ years in the pressure washing industry, starting as a teenager with a single electric machine and growing into a full residential and commercial operation servicing Manatee and Sarasota counties out of Lakewood Ranch, Florida.

Along the way I've worn a few other hats that shape how we run this company. I spent years in Florida real estate — walking properties, working with homeowners, HOAs, and property managers, and seeing first-hand what dirty roofs, oxidized siding, and stained pavers do to curb appeal and resale value. Before that I cut my teeth in tech sales, which taught me how to listen, scope a job honestly, and follow through on what I promise.

That mix is why 2 Bros doesn't feel like a typical pressure washing crew. You get a real quote, a real schedule, and a technician who understands both the chemistry of soft washing and the business side of protecting your largest asset.

Every article, pricing guide, and FAQ on this site is written or reviewed by me personally. I don't outsource content. If a recommendation is here, it's because we run it on real jobs across our 13-city service area — not because it ranked in a competitor's blog post.

What I actually do day to day

I run 2 Bros & A Hose Pressure Washing out of Lakewood Ranch, Florida, and I'm still on job sites. On any given week that means soft washing stucco and vinyl homes in Greenbrook, Country Club East, Del Webb, Star Farms, Esplanade, and Waterside; roof soft washing shingle and tile in Braden Woods, River Wilderness, Heritage Harbour, and Whitfield Estates; pressure washing driveways, sidewalks, pool decks, and lanais across Palmer Ranch, University Park, Bee Ridge, and The Oaks in Sarasota; and sealing pavers on Anna Maria Island, Holmes Beach, Bradenton Beach, Longboat Key, Lido Key, and Siesta Key.

I also handle our commercial and HOA work — walking properties with board members and property managers, writing scopes, supplying certificates of insurance, and building maintenance cadences for community sidewalks, mailbox kiosks, clubhouse exteriors, restaurant patios, and retail storefronts throughout Manatee and Sarasota counties.

My position on method

I'm opinionated about two things. First, roofs never get high pressure. Tile and shingle roofs in Florida get soft washed at under 100 PSI with a biodegradable sodium-hypochlorite solution, following ARMA guidance — high pressure strips shingle granules, dislodges tile sand, and voids most manufacturer warranties. Second, plant protection isn't optional. Every job includes pre-wetting, tarping where needed, and post-rinsing of all landscaping, shrubs, and turf. Those two rules cost us time on every job and they're the reason we've held a 5.0-star rating across 173 Google reviews since 2019.

Because Southwest Florida stays warm and humid year-round, algae and mildew never go dormant here the way they do further north. Inland homes in Lakewood Ranch, Bradenton, and Sarasota generally need a house wash every 12 to 18 months and a roof soft wash every 2 to 3 years. Coastal and barrier-island properties, hit with salt spray and constant humidity, need both on a shorter 18 to 24 month cycle. Pavers should be resealed every 2 to 3 years — Florida UV and rain break sealer down faster than in cooler climates.
