In Southwest Florida, the right time to pressure wash is dictated by humidity, pollen, hurricane season, and snowbird turnover. House exteriors and driveways do best in February–March before pollen and May before storm season. Roof soft washing is safest December–April. Paver sealing belongs to the dry season only.

In Southwest Florida, water-based sealers outperform solvent-based for longevity and re-sealability. Plan to re-seal every 3–5 years for natural finishes and 2–3 years for wet-look.

In Southwest Florida, natural-matte sealers last longest (4–5 yrs) and resist tire marks; semi-gloss is the best balance for most homes (3–4 yrs); wet-look gives the dramatic showroom finish but lasts 2–3 yrs and can be slick on pool decks unless a slip additive is used. Most Lakewood Ranch villages require roofs free of visible algae streaks, driveways free of organic staining, and house exteriors free of mildew. Covenant enforcement letters typically give 30 days to cure. Soft washing (not high-pressure) is required on tile roofs and painted stucco. Paver sealing is allowed but the finish must not be high-gloss in several villages. Keep a dated invoice from a licensed contractor for your file.

Roof cleaning must be ARMA-compliant soft washing (<100 PSI) — never high pressure.
