Two Different Rulebooks: Sarasota HOAs vs Condo Associations

Sarasota County splits into two enforcement worlds. Mainland deed-restricted communities — Palmer Ranch, University Park, Bee Ridge, Gulf Gate, the Meadows — run standard HOA covenants with drive-by inspection and 30-day cure letters, the same model as Lakewood Ranch and Bradenton. Barrier-island and downtown condo associations run under Florida Statute 718 instead, where the association controls the building envelope and the homeowner controls only the lanai, deck and unit exterior.

That distinction matters before you hire anyone. In a mainland HOA, you contract the work and forward the invoice. In a Siesta Key, Lido Key, Longboat Key or Bird Key condo, the association usually requires the vendor to carry a named additional-insured endorsement, to schedule inside posted work hours, and to coordinate water access and runoff with building management. A contractor who cannot produce that paperwork will be turned away at the gate.

Why Sarasota's Salt Air Shortens Every Interval

Coastal Sarasota is the harshest exterior environment we work. Salt aerosol carried inland from the Gulf settles on stucco, screen frames, glass and pavers, holds moisture against the surface, and gives algae and mildew a head start that inland homes do not have. On Siesta Key, Lido Key, Longboat Key and Bird Key, a house exterior that would look presentable for 18 months in Parrish shows visible mildew in 9 to 12.

Salt also drives corrosion. Aluminum lanai cages and pool enclosures within a few blocks of the water develop white pitting within 2–3 years if the salt film is never washed off, and stainless fasteners bleed rust streaks down painted stucco. Rinsing that film off on a schedule is cheaper maintenance than any of the repairs it prevents.

The practical adjustment: island and near-shore properties run roughly a two-thirds interval on house washing and screen cleaning versus mainland Sarasota, while roof soft washing stays on a similar cycle because the chemistry, not the frequency, does the work.

  • Barrier islands and within ~1 mile of the Gulf or bay: house wash every 9–12 months
  • Mainland Sarasota (Palmer Ranch, Bee Ridge, University Park): house wash every 12–18 months
  • Lanai cages and pool enclosures near salt water: rinse and soft wash annually to prevent aluminum pitting
  • Paver pool decks on the islands: clean annually; sealing also slows salt intrusion into the joints

Roof Cleaning — Soft Wash Only, Tile or Shingle

Sarasota's tile-roof communities and the island associations prohibit high-pressure roof cleaning. On barrel and flat tile, pressure fractures the cement coating and disturbs underlayment fasteners — a serious problem on the coast, where wind-driven rain will find any compromised underlayment during storm season. Soft washing under 100 PSI with a stabilized sodium-hypochlorite blend is the accepted method.

Shingle neighborhoods on the mainland carry the same rule under ARMA guidance: pressure washing strips granules and voids manufacturer warranty coverage, while low-pressure chemical cleaning is explicitly endorsed. Either way, the visible black streaking is a living organism, and killing it at the root is what keeps the roof uniform for years rather than months.

Driveways, Pool Decks & Paver Sealing in Sarasota

Mainland Sarasota driveways stain the same way Bradenton's do: an organic film that darkens through the rainy season until it reads as neglect. A 25-degree surface-cleaner pass clears concrete evenly, and a post-treatment slows regrowth 60–90 days.

Pavers dominate the island and downtown properties — Harbor Acres, Bird Key, Lido Key, St. Armands, Siesta Key. They need lower pressure, joint-sand replacement after every clean, and benefit more from sealing here than anywhere else we work, because a sealed joint resists salt intrusion and weed growth. Sealing is permitted in every Sarasota association we have worked with; some restrict high-gloss finishes on street-visible driveways, and natural matte or semi-gloss is universally accepted.

  • Concrete driveways: surface clean plus post-treatment every 12–18 months
  • Paver driveways and pool decks: clean and re-sand every 12–18 months, islands annually
  • Re-seal every 3–5 years; coastal properties at the shorter end
  • Travertine and marble pool decks: low pressure and pH-appropriate chemistry only

Vendor Requirements Sarasota Associations Enforce

Island and downtown associations vet vendors before work starts. The requirements are consistent enough to list, and a contractor who part-times the work will fail at least one of them:

  • General liability at $1M–$2M per occurrence, with the association named as additional insured on a CG 20 10 or CG 20 26 endorsement
  • Workers' compensation covering every technician on site, verifiable in the state database
  • Posted work-hour compliance — most island associations restrict exterior work to weekday daytime hours
  • A runoff and plant-protection plan; several bayfront associations require containment near seawalls and storm drains
  • Certificate of insurance and license on file with management before the gate call

The Sarasota Maintenance Calendar

Sarasota's growth season tracks the summer rain, and its salt load never stops. Cleaning ahead of both is what keeps letters from arriving and keeps aluminum, paint and pavers from aging early.

February through mid-April is the best window of the year here: low rainfall, low humidity, no lightning shutdowns. October and November are the second window, clearing whatever the wet season deposited. Island properties should add a mid-year rinse of screens, cages and glass.

  • February–April: house wash, driveway, pool deck, lanai — the reliable weather window
  • May: roof soft wash before rainy season feeds the algae
  • July–August: island salt rinse on cages, screens and glass
  • October–November: post-summer clean-up on hard surfaces
  • Every 3–5 years: paver re-seal during a dry week
