Paver Sealing & Staining

Pavers in Lakewood Ranch, Bradenton, and Sarasota take more abuse than almost any other exterior surface in the country. Daily sun exposure fades pigment in 2–3 years. Rainy-season downpours and pool splash-out wash polymeric sand out of every joint, which is exactly the gap that weeds need to take hold. Hurricane-season humidity feeds black mildew on the shaded side of every patio. Sunscreen, hibiscus pollen, palm-frond tannins, BBQ grease, and red wine all stain unsealed pavers within hours. And once a paver loses its joint sand and starts to shift, the entire interlocking system fails — pavers tilt, trip-hazards form, and full re-laying costs five to ten times what a maintenance seal would have cost.

Our 5-step paver restoration is the same process used on million-dollar Lake Club estates and on starter homes in Parrish — the surface and finish change, but the protocol does not. Step 1: deep clean. Surface-cleaner pressure wash at 3,500 PSI lifts old sand, kills surface algae, and opens the paver pores. Step 2: kill + treat. Sodium hypochlorite blend is applied to kill mildew spores and any weed seeds in the joints. Step 3: re-sand. We sweep premium polymeric joint sand into every joint — polymeric sand activates with water, hardens into a flexible joint compound, and locks pavers into the interlocking system they were designed for. Step 4: full dry. Pavers must be bone-dry (typically 24+ hours, longer after rain) before sealing — sealing damp pavers traps moisture and produces a hazy "white-out" that is expensive to fix. Step 5: two-coat seal. Two thin, even coats of premium water-based sealer applied with HVLP sprayer + back-rolled for a uniform finish.

Three finishes to choose from. Natural matte looks like a paver that just had a good rain — slight color enhancement, no shine, near-invisible. Best for modern minimalist homes and HOA communities with "no-glare" rules. Semi-gloss deepens color noticeably and adds a soft sheen — the most popular finish in Lakewood Ranch. Wet-look mimics the rich, saturated look of wet pavers, with the highest shine — stunning around pools and on travertine. All three sealers are breathable, UV-stable, and rated for 3–5 years in Florida sun depending on traffic and exposure.

Once sealed, pavers shrug off oil, sunscreen, wine, food, and rust; weeds cannot germinate in the locked joints; ants stop tunneling; and a quick rinse with a garden hose is enough to keep them looking new between professional services. Re-seal cycles run 3 years for wet-look pool decks, 4 years for driveways, and up to 5 years for shaded patios. Most first-time sealing projects in our service area run $1.25–$2.25 per square foot all-in including cleaning, sand, and sealer.
