House washing frequency varies dramatically between coastal Anna Maria Island and inland Lakewood Ranch. Here's the honest schedule for every Gulf Coast community type.

"How often should I have my house washed?" is one of the most common questions we field across Lakewood Ranch, Bradenton, Sarasota, and the barrier islands — and the answer varies dramatically depending on where you are, what your exterior surface is, and how much tree canopy you have. Here's the honest schedule.

Coastal Homes (10–14 Months)

Properties on Anna Maria Island, Holmes Beach, Bradenton Beach, Longboat Key, and Siesta Key need a full house soft wash every 10–14 months. The salt-film accumulation accelerates algae and mildew growth on every elevation, especially north-facing walls. Without the salt-air-adjusted chemistry and post-rinse protocol, even more frequent cleaning won't hold.

Inland Lakewood Ranch & Bradenton (18–24 Months)

Stucco homes in Esplanade, Country Club East, The Lake Club, Polo Run, Lorraine Lakes, Del Webb, Indigo, and Mallory Park typically hold a soft wash 18–24 months. Heritage Harbour, River Strand, and Tara fall in the same range. Lighter-color stucco shows algae sooner and may need annual washing for purely aesthetic reasons even if the wall doesn't strictly require it.

Sarasota & Palmer Ranch (18–24 Months)

Inland Sarasota communities — Palmer Ranch, Prestancia, The Oaks, Gulf Gate, The Meadows — fall on the same 18–24 month cycle as inland Bradenton. Properties under heavy oak canopy (common in The Meadows, Palmer Ranch, and parts of Prestancia) may need annual washing due to organic debris and pollen accumulation.

Parrish New Construction (12–18 Months)

New-construction Parrish communities like North River Ranch, Twin Rivers, Crosswind Ranch, and Trevesta typically see faster algae establishment in the first 2–3 years post-construction — the immature landscape doesn't yet provide the airflow that mature communities benefit from. Plan on 12–18 months for the first few cycles, lengthening to 18–24 once the landscape matures.

Heavily-Treed Properties

Anywhere you have heavy oak, magnolia, or pine canopy directly overhanging the house, plan on 12-month house washes and 18-month roof soft washes minimum. Organic debris and bird activity accelerate everything.

What "Off-Schedule" Cleaning Looks Like

Wait too long and the algae becomes embedded in the stucco's micro-pores. The cleaning still works, but the visible "ghost" of the algae pattern may linger longer than expected — a sign that you were 6+ months overdue. The fix: get back on schedule and don't repeat.

Why Homeowners Across the Suncoast Trust 2 Bros & A Hose

What started in 2014 as a high-school side hustle washing driveways in Lakewood Ranch has grown into one of the most respected exterior cleaning companies on Florida's Gulf Coast. Today, brothers Matthew and Anthony Jones lead a fully insured team that has serviced more than 2,000 homes, HOAs and commercial properties across Lakewood Ranch, Bradenton, Sarasota, Parrish, Palmetto, Ellenton, Anna Maria Island, Longboat Key, Siesta Key and the surrounding barrier-island communities. We were proud to receive the BusinessRate "Best of 2026" Award and remain active members of the Manatee Chamber of Commerce.

Florida's subtropical climate creates the perfect storm for algae, mildew, lichen and organic staining — and the wrong cleaning method can do real damage. That's why we follow strict soft-wash protocols for tile and shingle roofs (under 100 PSI), use professional-grade surface cleaners for concrete and pavers, and finish every paver project with a breathable, water-based sealer engineered for Gulf-Coast humidity. Every job includes plant protection, pre-rinse and post-rinse, and a walkthrough before we pack up.

Whether you need a full pressure-washing package, paver sealing, a roof soft wash, or ongoing commercial maintenance, our team brings the same craft-driven, owner-operated standard to every property.
