Here's the honest schedule.

Coastal Homes (10–14 Months)

Properties on Anna Maria Island, Holmes Beach, Bradenton Beach, Longboat Key, and Siesta Key need a full house soft wash every 10–14 months. The salt-film accumulation accelerates algae and mildew growth on every elevation, especially north-facing walls. Without the salt-air-adjusted chemistry and post-rinse protocol, even more frequent cleaning won't hold.

Inland Lakewood Ranch & Bradenton (18–24 Months)

Stucco homes in Esplanade, Country Club East, The Lake Club, Polo Run, Lorraine Lakes, Del Webb, Indigo, and Mallory Park typically hold a soft wash 18–24 months. Heritage Harbour, River Strand, and Tara fall in the same range. Lighter-color stucco shows algae sooner and may need annual washing for purely aesthetic reasons even if the wall doesn't strictly require it.

Sarasota & Palmer Ranch (18–24 Months)

Inland Sarasota communities — Palmer Ranch, Prestancia, The Oaks, Gulf Gate, The Meadows — fall on the same 18–24 month cycle as inland Bradenton. Properties under heavy oak canopy (common in The Meadows, Palmer Ranch, and parts of Prestancia) may need annual washing due to organic debris and pollen accumulation.

Parrish New Construction (12–18 Months)

New-construction Parrish communities like North River Ranch, Twin Rivers, Crosswind Ranch, and Trevesta typically see faster algae establishment in the first 2–3 years post-construction — the immature landscape doesn't yet provide the airflow that mature communities benefit from. Plan on 12–18 months for the first few cycles, lengthening to 18–24 once the landscape matures.

Heavily-Treed Properties

Anywhere you have heavy oak, magnolia, or pine canopy directly overhanging the house, plan on 12-month house washes and 18-month roof soft washes minimum. Organic debris and bird activity accelerate everything.

What "Off-Schedule" Cleaning Looks Like
