Why High Pressure Destroys Stucco

Modern Florida stucco is an elastomeric or acrylic coating over a base-coat substrate. High pressure does three things wrong: it strips the elastomeric coating (you'll see it flaking off in patches weeks later), it drives water through micro-cracks into the wall cavity (leading to mold inside the wall), and it can crack the stucco itself at corners and stress points. Every stucco repair we see traces back to high-pressure cleaning.

The Correct Method: Soft Washing

Stucco should be cleaned at garden-hose pressure (under 100 PSI) using chemistry that kills algae, mold, and Gloeocapsa magma at the root. Our process: pre-saturate landscaping; apply a metered soft-wash mix of sodium hypochlorite, surfactants, and water; dwell for the correct contact time (varies by elevation and growth severity); thorough fresh-water rinse from top down; and post-rinse landscape protection. The stucco is never touched with high pressure.

Algae Streaks on North-Facing Walls

The north-facing wall of every Florida stucco home is the first to grow algae — it gets less direct sun and stays damp longer after rain. Soft washing kills the algae at the root rather than just scrubbing the visible surface. Done correctly, the north wall stays clean for 18–24 months.

Elastomeric Coatings and Soft Washing

If your home has a recently-applied elastomeric or acrylic coating (common on Lakewood Ranch and Sarasota homes within the past 10 years), soft washing is the only safe method. Manufacturers including Sherwin-Williams, Behr, and Rhino Shield explicitly require soft washing in their warranty documentation.
