The black streaks on Florida roofs aren't dirt. They aren't mold. They're Gloeocapsa magma — a cyanobacteria that feeds on the limestone filler in asphalt shingles and the porous surface of clay and concrete tile. And the Florida summer rainy season is its absolute favorite time of year.

Between June and September, average rainfall in Lakewood Ranch, Parrish, and Bradenton more than doubles. Humidity stays above 80% almost continuously. Nighttime temperatures stay warm enough that surfaces never fully dry. Those are the exact conditions Gloeocapsa magma needs to colonize an entire roof in a single season.

Why Waiting Until October Is the Wrong Move

The standard homeowner mistake is to look at the roof in October, see it's gotten worse, and finally book a cleaning. By that point you've given the algae 4–5 months of optimal growth. The spore base is now embedded deep in the shingle granule layer, the streaks are wider and darker, and the cleaning takes a stronger chemistry application to fully eliminate.

Soft washing in May, June, or early July does two things:

1. Eliminates the existing colony at the root before peak growth season 2. Leaves a biocidal residue in the surface pores that prevents re-colonization for the rest of the year

The same chemistry that takes 1 application in June takes 1.5–2 applications in November, and the results don't last as long because you're working against accumulated damage.

Soft Washing Is the Only Roof-Safe Method

We've said this in every roof article we've ever published, and we'll keep saying it: never let anyone pressure wash a Florida roof. High pressure strips shingle granules (which voids your warranty and shortens roof life by years), forces water under tile, and can void homeowner's insurance claims for water damage.

Manufacturer-approved soft washing applies a sodium hypochlorite + surfactant solution at under 100 PSI — about the pressure of a garden hose. The chemistry kills algae, mildew, and lichen at the spore level. The roof is rinsed gently. Plants are pre-saturated and re-rinsed.

1. Pre-saturate all landscaping below the roofline 2. Tarp sensitive ornamentals 3.
