For Bird Key tile roofs and stucco exteriors, we run the same salt-air-adjusted soft-wash chemistry we use on Anna Maria Island and Longboat Key — heavier surfactant load, extended dwell time, and a deliberate fresh-water salt-neutralizing post-rinse. Bird Key properties typically need roof soft washing every 2.5 years and full exterior refresh every 12 months because of the heavier salt load.

Downtown Sarasota: Mid-Rise Lanais, Pool Decks, and Bayfront Condos

Downtown Sarasota proper — the mid-rise condo inventory from Main Street out toward Marina Jack, the Quay, and the bayfront tower buildings — presents a completely different set of cleaning challenges.
